Bethel to Auction Three Deliquent Properties in May

The town will be auctioning three properties that owe a collective $78,000 in taxes.

The town of Bethel will be holding a public auction on May 2 for three properties in arrears on taxes.

Property owners have until the auction to pay the delinquent tax bills, otherwise the properties will be sold to the highest bidder as-is.

Bidders must present $5,000 in cash or certified check per property, payable to “Pullman & Comley, Trustee” on the day of the sale.

The winning bidder must pay the balance of the sale price within 5 days or forfeit that deposit.

If the properties sell at auction, their current owners will have the “right of redemption” for 6 months, allowing them to buy back the land for the price paid at auction (plus costs and interest at 18 percent). If not redeemed, the winning bidder will take possession of the property “free and clear.”

The auction starts at 10 a.m. on May 2.

56 Reservoir Street (Map 8 Block 25 Lot 61), owned by the Estate of John Joseph Cruz and the Estate of Sally Cruz c/o Jacqueline Cruz, 25 Georges Hill Road, Newtown CT 06470, owing $15,390.13 through the end of last month. The United States Internal Revenue Service; the Connecticut Department of Revenue Services; and the surviving spouses and heirs of John Joseph Cruz and Sally Cruz may claim interests that will be extinguished by the sale.

117 Chestnut Ridge Road (Map 32 Block 49 Lot 18), owned by Edward A. Erickson of that address, owing $34,480.31 through the end of last month. The United States Internal Revenue Service may claim interests that will be extinguished by the sale.

10 Hidden Brook Trail (Map 8 Block 4 Lot 118-40), owned by Victoria A. Matijevic of 538 Tamarack Drive, Unit 403, Steamboat Springs CO 80487-3153, owing $28,169.13 through the end of last month. Bethel Meadows Condominium Association may claim interests that will be extinguished by the sale.
